Key things to consider
• Supply in Tampines. Newer 2-bedroom resale units in Tampines are limited compared with older stock. Expect fewer choices, so speed helps when a suitable unit appears.
• Remaining lease. For CPF usage and financing, check remaining lease. Banks and HDB both look at lease left; ideally have at least 60 to 70 years left for long-term flexibility.
• Eligibility and grants. If you currently own a subsidised flat or used CPF/grants before, resale levy rules may apply when you buy another subsidised flat. For most resale purchases there’s no resale levy, but it’s worth checking your past subsidy status.
• Financing. HDB loan vs bank loan: HDB loans have stricter loan limits but simpler approval for eligible buyers. Banks may give higher LTV but need income proof and servicing capacity. I’ll run both options for you.
• Price expectations. Newer 2-bedroom resale units command a premium. Set realistic budget after viewing comparable recent transactions.

There aren't that many units available in Tampines given that most HDBs are of older age now in Tampines and the newer 3rm flats in Tampines does not account to high proportion of the newer flats. Have you already made any arrangements to view and also have you already applied for your HFE?
